In a vacant home, buyers expect a bargain - hoping to take advantage of an owner they think is desperate to sell. A vacant house is difficult for buyers to visualize the empty space as a home. QualifyFirst Home Marketing helps the buyer see the value of the home. Having a QualityFirst Resident Home Manager in the property minimizes undetected problems that may occur in unoccupied properties. In a vacant home, a maintenance problem can get out of control in a hurry such as a leaky pipe or roof. Vacant property insurance is costly. By using QualityFirst Home Marketing the property is secure from vandalism and unwanted vagrancy. QualityFirst Home Marketing maintains a liability Insurance Policy providing $2 million dollar comprehensive general liability. Our resident managers also carry a minimum of $50,000 insurance on their personal property and a $500,000 liability policy. Our Resident Managers are professionals who have gone through our screening process to make sure they qualify and understand the commitment as a contractors working with QualityFirst Home Marketing. The home is available and ready to be shown from 8am to 8pm seven days a week. The home remains on a lockbox and is inspected by our program manager to ensure the property continues to be in market to sell condition. QualityFirst Home Marketing completes a "statement of condition" for the property prior to moving in and the same document is presented to the homeowner when the Resident Manager vacates the property to ensure the property is returned in same condition. When the property sells our Resident Manager vacates the property prior to the property closing escrow. All furnishings and personal property are removed from the property and the property is cleaned returning it in the condition prior to move-in or better. |
