Quality First Home Management offers is a full service residential property management company specializing and focused in the management of REO rentals, single family homes and condominiums. Our program is designed to assist REO owners and private homeowners of quality properties who elect to lease them. Special emphasis is placed on maintaining current tenants, finding quality tenants, determining competitive rental rates, property preservation and minimizing vacancy time. The QualityFirst Property Management Services - REO Rental program is designed to help stabilize neighborhoods and minimize costs during the marketing of REO rentals. Our Full Service Property Management services include:
New lease agreement negotiated with current tenants We are prepared to contact the current tenant personally to insure the tenant is aware of his or her option to continue to rent the property under the new if the tenant meets the qualifications and agrees to the rental contract. Comparative rent analysis A complete analysis of current rental rates will be assessed for each property to ensure rent rates are competitive. Property Inspections and Statement of property condition A comprehensive inspection of each property will be completed by a QualityFirst representative to document property habitability and safety. Tenants are required to complete a tenant "statement of condition" inspection to validate the property current condition and issues of concern. Visual property inspections completed as required by property owners. Leasing of new propertiesn New properties for lease will be assessed for property health and safety concerns to ensure the property habitability are addressed prior to leasing. Competitive marketing plan developed for each property. Leasing services include property rental signs on site, toll free phone number with 24 hour message center, advertising on local websites and rental advertising media. Rent collection All rents are due by the 1st of the month with a 3 day grace period. On the 5th of the month rents not collected a 3 day notice to pay will be posted. Rents are mailed to our lockbox post box or by direct deposit or through Paypale account. Arrangements can be made to be collected in person. Property maintenance We offer property maintenance services to maintain the highest quality preservation of each asset. Tenants have access to contractor services response based on priority of need within 24 hours. Eviction services Late fees are collected based on the rental agreement. Tenants who have not paid rents by the 5th of the month will be notified and rents not received with in 3 business days eviction services will be contracted. Monthly reporting and Escrow Accounts QualityFirst provides an escrow account for each property and monthly accounting with an itemized statement for each property showing income and expenses related to your property. |
